Advertising terms

Accommodation business owners who choose to advertise a property on any website operated by The Cottage Cooperative agree to the following terms and conditions.  Please read these carefully as they form the basis of the contract between us:

  • More than one cottage or accommodation type can be displayed on one listing, provided they are all on the same site, under the same ownership.
  • The business owner is wholly responsible for the accuracy of the property information listed.
  • The Cottage Cooperative accepts no legal responsibility for the accuracy of information, or for any action brought against the owner for breach of contract by the person renting the property.
  • Once an advertising order has been placed with us – verbally, by email, or otherwise – a contract exists between the business owner (or the person acting on their behalf) and The Cottage Cooperative.  The business owner is liable to pay the full amount of the invoice, even if he/she subsequently decides to cancel.  The Cottage Cooperative does not offer trial periods due to the time it takes members to create listings for new advertisers.
  • The Cottage Cooperative shall not be liable to the owner for any loss, costs or damages resulting from the use of the site, or the inability to access or use the site.
  • Owners placing advertisements have a duty to ensure that all material provided complies with copyright law.
  • The Cottage Cooperative accepts material in good faith and cannot be held liable for any breach of copyright by owners.
  • Owners retain the right of copyright over such materials, and grant The Cottage Cooperative the right to use and modify such materials for the purpose of the advertisement.
  • The Cottage Cooperative reserves the right to modify all website content, including property information if it is deemed necessary to bring it in line with the high standards maintained on each of its websites.
  • Listings may take up to 5 working days to be uploaded to all required websites.
  • The Cottage Cooperative cannot be held liable for cancellations, non payment of rent, damage to the property or any other material loss.
  • We recommend that owners have a legal contract between themselves and their tenants.
  • Business owners (at their own expense) should adequately insure their property for rental with a reputable insurer and take out adequate third party insurance in respect of the use of the property by customers.
  • Whilst The Cottage Cooperative endeavours to ensure that its websites are available continuously, it will not be liable if for any reason any website is unavailable at any time or for any period.
  • Payment for any advertising period must be received in advance.
  • The Cottage Cooperative reserves the right to remove properties from the site (without refund) should advertisers not meet the required criteria; advertisers misrepresent their property; or The Cottage Cooperative receive repeated complaints from customers who book an owner’s property.
  • Special Offers – may only be submitted by cottage owners whose property/properties are already listed on one or more of our websites; can only be listed for a maximum of 31 days; may take up to 5 working days to be uploaded; will only be uploaded to the websites on which the cottage(s) is/are already listed.
  • Owners can delete their cottage advert from the site at any time; however no refund will be made if removed prior to the end of the advertising period.
  • Use of this website (and any others operated by The Cottage Cooperative) and any dispute arising out of such use of these websites is subject to the laws of England and Wales.
  • Any actions or proceedings arising shall be subject to the exclusive jurisdiction of the Courts of England and Wales.
